What Hosts Should Plan Before Building a Court on a Rental Property
A court can be a great add for a rental property. But a little planning goes a long way. Here are the big things to think about before you build.
- 1. Space
- 2. Noise and Neighbors
- 3. HOA and Local Rules
- 4. Lights
- 5. Upkeep
- 6. Safety and House Rules

1. Space
First, make sure you have room. The lines of a pickleball court are 20 by 44 feet. Players also need room to run around the lines. Read our space guide to check your yard.
Also think about how trucks will reach the spot. A tight side yard can make the job harder.
2. Noise and Neighbors
Pickleball makes a sharp pop when the ball hits the paddle. Guests may play early or late. That can bother neighbors.
- Put the court as far from nearby homes as you can.
- Think about windscreens or plants.
- Set quiet hours in your house rules.
- Talk with your neighbors early.
3. HOA and Local Rules
Rules for rentals and for building can be different from place to place. Check with your city or county before you build. If you have an HOA, check with them too. Rules can change, so ask about your exact address.
Our permit guide lists good questions to ask.
4. Lights
Lights let guests play at night. But bright lights can shine into a neighbor's window. Ask about lights that point down at the court. You can also set a time when lights turn off. Read more about lights and fences.
5. Upkeep
Guests will use your court a lot. Plan for care.
- Blow off leaves and dirt often.
- Check the net and posts between stays.
- Keep paddles and balls in a box for guests.
- Plan to recoat the surface over time.
6. Safety and House Rules
Post simple court rules. Ask guests to wear good shoes. Keep the court clear of toys and furniture. Ask your insurance agent if a court changes your coverage.
